Managing Principal

Darryl advises leaders navigating complex organizational, civic, and strategic challenges. His work focuses on helping executives clarify vision, set priorities, and build the structures required to execute with discipline. Before founding ULTRATE, Darryl served as CEO of the Pearl redevelopment in Texas, leading the multi-year transformation of a 22-acre former industrial site into one of the country’s most recognized mixed-use districts. The project involved intricate public-private partnerships, historic preservation, infrastructure investment, and the recruitment of flagship tenants—establishing Pearl as a national model of urban revitalization. He later served as founding CEO of SA2020, where he built one of the nation’s first real-time civic dashboards and aligned hundreds of partners around shared community outcomes. Darryl holds degrees from Clemson University (MCRP) and Hampton University (BA) and serves on several civic and institutional boards in San Antonio.

Principal

Lori brings over two decades of public-sector leadership in urban development, housing, and major public-private initiatives. She retired from the City of San Antonio in 2025 after 23 years, where she led projects including the San Antonio River Improvements, more than 12,000 planned affordable housing units, UTSA’s downtown expansion, the Alamo redevelopment, and Project Marvel — the effort returning the Spurs to downtown. She also created the Emergency Housing Assistance Program, providing rent and utility aid to more than 200,000 residents during COVID-19. Lori holds an MPA from UTSA and a BBA from New Mexico State University.
