MISSION, VISION AND STRATEGIC PLANNING FOR YOUR PROJECT, VENTURE OR INITIATIVE

We strongly believe that there is real opportunity for broad value creation beyond your first layer of return on investment and want to help you identify and pursue it with focus, vigor and success. With a compelling and clear vision, you can earn greater support, gain energy and momentum on your venture or initiative where it didn’t exist before, and become a catalytic force within the world around your work.  Seeing the big picture just as clearly as the details makes a huge difference.  We will support you in:

•    Clearly refining or defining a powerful Mission and Vision both organizationally and for specific projects.  We will support you in determining where the ship you are captaining is going; in ensuring that it is an irresistible place to end up; and in gaining deep ownership of the vision and mission in a way that inspires and compels your team, your partners and the community to enthusiastically hop aboard and stay aboard!).

•    Course Setting driven by your Vision to clearly define what success looks like along the way and to keep your allocations of time, energy and resources focused and firmly tied to your mission and vision. We will equip you to develop a balanced scorecard - the objective, qualitative and quantitative measures of your venture, project, or initiative’s success (the organizational metrics that will demonstrate progress along the way).

•    Designing dynamic strategies that when executed, will propel your work forward with real momentum and guide all allocations of time, energy and resources.

CREATING AND LEVERAGING PUBLIC/PRIVATE PARTNERSHIPS (P3s)

We have a proven track record in managing complicated, expensive and risky P3 projects. The ability to strategically bring together decision-making leaders from multiple sectors (public, private, civic) to work cooperatively to achieve shared goals is invaluable, and can be the difference between leveraging your investment, reducing your risk, and gaining committed partners; and going it alone, assuming all risk, and shouldering all of the costs.  We have experience in doing this on major public infrastructure projects in the public right of way (streets, sidewalks, waterways, drainage, water, parking, etc.).  Most P3 projects begin with a creative idea on how to solve a complex problem that alone might appear to be impossible, economically or logistically infeasible, or simply not work the risk.  We will support you in:

•    Crafting and negotiating creative and unconventional real property land exchanges, right-of-way access, public and private easements and shared use/operating agreements

•    Developing and managing partnerships on public infrastructure projects both within the public right-of way and on private property (public waterways, water and sewer systems, streets, sidewalks and drainage, etc.)

•    Designing and negotiating creative parking solutions

•    Managing subsurface environmental remediation

•    Negotiating and earning neighborhood level and broad community support for projects related to land use, zoning, development code amendments

MAXIMIZING YOUR FLEXIBILITY AND OPPORTUNITIES FOR CREATIVITY UNDER CURRENT DEVELOPMENT CODES

The combination of strong relationships, earned trust, credibility, and a shared sense of direction between you and permitting agencies is essential to getting the most flexibility out of the development codes. We have direct experience in designing and successfully negotiating major development code amendments that have not only allowed our unique projects to thrive, but have proven to be catalysts for the redevelopment of other projects as well.  We will support you with:

•    Relationship and credibility building with major permitting agencies
•    Developing creative solutions to challenging code requirements
•    When necessary, negotiating unconventional amendments to local development codes
